Job Positions / Description

1. ESTIMATION MANAGER

2. PROJECT MANAGER (LANDSCAPE)

  1. Establish and implement “best practices” and focus on continuous improvement.
  2. Establishing the overall Project execution plan prior to starting work on site and the methodology to be used to control production processes ensuring that:
    • a. Availability of work orders Method statement as deemed necessary.
    • b. Use of suitable equipment, and a preventative maintenance program to minimize equipment failure.
    • c. Availability and use of suitable monitoring and measuring devices.
    • d. Determine work packages that are Subcontracted and those carried out by TTL.
    • e. Inspection / Testing of work packages during and post-construction works.
    • f. Determine the stages during Construction where inspection and test to be carried out.
    • g. Acquisition of planned resources.
    • h. Monitor and measure the acquisition, utilization and productivity of physical resources against the established objectives.
  3. Have thorough knowledge in Landscaping; design and irrigation maintenance including Agriculture, Nursery, Greenhouse operation; and solid knowledge of indoor & outdoor plants
  4. Manages and over-all In-Charge of Operations & Maintenance, contract & admin related matters.
  5. Identify contract requirements and development of PPM plan and ensure its implementation whilst complying with applicable standards including ISO, LEED, etc.
  6. Provide technical inputs regarding site related issues. Attend all coordination meetings with the tenants and contractors to discuss the progress of the works and collect the required documentation, carry out an overall inspection after completion, prepare the snag list and follow up on al rectification works needed.
  7. Monitor the request for quotations and the preparation of Contracts and ensure that the process is optimized to guarantee the provision of services to the company/customer on time and avoid any operational delays.
  8. Providing the strategic direction so that they are refreshed and updated on an annual basis
  9. Ensure all building compliance requirements are met and are up to date
  10. Responsibility for grounds maintenance
  11. Overall responsibility for the centralized timetabling of activities so that efficiency targets as measured by facility utilization rates are met
  12. Maintain and keep furniture and fittings up to date and replaced as appropriate
  13. Management of all staff moves and relocations
  14. Manages and coordinates the administrative and operational staff, systems, and activities that ensure optimal functioning and maintenance of all building properties.
  15. Prepares and implements preventive maintenance schedules.
  16. Manages and trains a staff of employees in the general maintenance of buildings, grounds, infrastructures, and equipment.
  17. Ensures facilities maintenance work follows safety standards, conforms to specifications, and work orders are tracked and completed within the budgeted guidelines.
  18. May oversee contractors engaged for facility renovation projects.
  19. Ensures that project/department milestones/goals are met and adhering to approved budgets.

3. ARCHITECTURAL ENGINEER

  1. Work with design and supervision teams.
  2. Produce & study detailed drawings, specifications, BOQ, as built drawings
  3. Should have good working knowledge in AutoCAD Revit and 3D
  4. Coordination drawings among architectural, structural and MEP
  5. Checking the quality of finishing works in site
  6. Carry out maintenance tasks and manage clients expectations
  7. Manage the maintenance technicians and support them with technical expertise
  8. Update clients and management on a daily/weekly basis
  9. Respond to clients in a timely manner and make sure their requirements are met
  10. Reviews and comments on materials’ catalogue related to architectural aspects of projects.
  11. Prepares the schematic design layout of all projects (filling stations or other) as per approved budget and according to project scope.
  12. Determining the structural integrity of a building and ensuring compliance with the building codes and safety standards.

4. PLANNING ENGINEER

  1. Reporting to the Project Manager, prepare a full cost and resource loaded program and other micro programs for execution of construction work.
  2. Responsible in preparation of the planning package and base line for the project as per client standard and requirements
  3. Responsible for updating and maintaining the schedules, assessing the physical progress, analyzing data, performing trend analysis, compare progress with contractual schedule, suggesting corrective actions, when necessary and preparing report documents
  4. Preparation and management of overview and strategic programs, including procurement and construction schedules together with supporting information required schedules.
  5. Early flagging of potential risk, suggest a corrective action for slippage (if any).
  6. Prepare detailed analysis of the project’s critical paths, highlights to the project team and instigate corrective action to ensure on time delivery.
  7. Establish and agree project reporting procedures, prepare and present monthly project progress to client.
  8. Review schedule trends to identify problem areas and recommend corrective action to management. Monitor actual progress against planned progress.
  9. Monitor engineering design / release of milestone information progress, material and equipment procurement and construction and commissioning status.
  10. Identification of Variations/Additional works and subsequent management of Schedule/ Budgets and provide planning and scheduling input for cost forecasting, for reporting purposes together with analysis of reasons for any shortfall, potential bottlenecks, mitigating actions etc., as well as for periodic presentations to all parties involved.
  11. Prepare progress monitoring tools for the management and monitoring of required schedules. Monitor progress both on site. Identify deviations (progress trends) in both construction and procurement progress and suggest possible courses of corrective action.
  12. Analyze impact of proposed changes to project scope / requirements and re-baseline the schedules to incorporate approved changes.
  13. Attend progress review meetings with Project Manager / client / contractors.
  14. Preparation of Mitigation Plans in case of Delays
  15. Assisting with development of Design Change Notices by highlighting impact on schedule, and assist with related tracking and re-baselining effort
  16. Obtaining deliverables and drawing lists and updates from disciplines and distribute compiled reports
  17. Developing and distribute project curves of progress, cost and manpower, including planned, actual and forecast figures
  18. Preparing Regular Cost Reports and invoices and thereby monitoring the costs.
  19. Cost Estimation, Cost follow up and control, data analysis
  20. Carryout Earned value analysis (EVA) during EPC phase to identify the KPI, Budgeted Man hours at completion based on current productivity, Schedule/Cost variance & Schedule/Cost Performance index (SPI/CPI).
  21. Preparing Cost reports for management like CTC, Revenue and Management Dashboard reports.
  22. Closely Monitoring Project Revenue Vs CTC as part of Cost Controlling measure
  23. Prepare Bidding Schedule during the tendering stage
  24. Preparation & obtain approval for Planning package which includes detailed EDDR, detailed procurement register, detailed Construction & Commissioning Register, Milestone Schedule, Project Calendar, Resource Deployment Schedule etc.
  25. Project Scheduling using Primavera P6 software. (WBS. L1, L2, L3, L4)
  26. Contribute to the change management process, analyzing and reporting planning and schedule impacts to the project.

5. MEP COORDINATOR

  1. Monitor drawing / material / work conformances with provisions as per specification / DEWA/Civil Defence and JAFZA regulations.
  2. Check the activities on site and provide the necessary reminders to the Project Director, Construction Manager and the Planning Engineer for any immediate action.
  3. Supervise the production of co-ordination drawings to ensure that all services are coordinated with each other and the building structure is complying with the contract requirements.
  4. Ensure all builders works drawings are comprehensive and discussed with the various engineers for the best implementation and installation of services in coordination with other parties and main contractor.
  5. Provide reminders, in advance, to the Project Director for any anticipated conflict that may happen in the future with respect to the simultaneous activities of all MEP trades and main contractors.
  6. Follow up the status of material and shop drawings and keep all parties informed of the status and follow up the implementation of the Clients comments in timely manner.
  7. Distribute detailed information, documents and regulations as applicable to all concerned parties and ensure their acknowledgement and adherence to its contents.
  8. Coordinate with main contractors, sub-contractors, MEP coordinator, Engineers and Construction Manager to obtain clearance before starting the work to ensure smooth and efficient execution of work.
  9. Provide Technical support and solve all Site technical issues to ensure completion of Projects within the stipulated time.
  10. At project close out co-ordinate the production of as built drawings to ensure they are delivered as per the contract requirements in terms of quality and time.
  11. Oversee coordination of MEP systems through the project virtual design and construction process.
  12. Responsible for onsite construction support for MEP systems and will oversee the start-up, balancing, commissioning and validation certification of these systems, including owner training and project closeout.
  13. Develop and oversee project specific MEP quality and safety programs, including leading safety cause mapping for post MEP safety events.

7. LAND SURVEYOR

  1. Preparing and maintaining sketches, maps, and reports of legal descriptions of surveys.
  2. Verifying data and calculations.
  3. Recording results of surveys.
  4. Conducting environmental surveys with development projects in mind
  5. Working in a variety of industries such as building, real property, cartography (maps), offshore engineering, and exploration
  6. Evaluating land for redevelopment
  7. Project management and monitoring from start to conclusion
  8. Making maps with GPS, surveying equipment, digital photos, and satellite photographs
  9. Data analysis with geographic information systems (GIS) and chart creation with computer-aided design (CAD)
  10. Monitoring land changes during the development process
  11. Report writing and sharing critical information with colleagues and clients.

8. DOCUMENT CONTROLLER

  1. Responsible for coordination of construction projects, as well as the necessary administrative duties associated with each contract.
  2. Handle the clerical and logistical duties associated with the projects.
  3. Carefully reviewing time submissions and alerting department heads to inconsistences or discrepancies in time reporting
  4. Monitor the number of hours of labor a construction project is using and the rates of the different workers who are at the site.
  5. Collect worker-related data, enter them into a spreadsheet, and submit data to the HR Admin department, where payroll is processed within the specified timeframe and budget.
  6. Part of the quality control process requires preparing documents at each stage of the schedule and checking the quality of the construction work to produce reports.
  7. Maintains and manages all important documents either for a particular project or whole organization and assures that it is easily accessible and stored.
  8. Set up, copy, scan and store documents & create templates
  9. Manage requests for documentation
  10. File documents in physical and digital records and ensure appropriate storage
  11. Review and maintain the accuracy of the records, editing where necessary to ensure they are up to date
  12. To liaise with and distribute project related information with all levels of the project team and potentially external parties
  13. Manage processes around documentation within the organization & undertake any other ad-hoc duties as required
  14. To prepare daily petty cash expense reports and submit them to the Accounts.
  15. Well aware of all types of quality documents like Checklist, RFI, method statements, Non-conformance report, technical queries, Inspection assignment package, Material Request, Technical Approval Request and other miscellaneous project contract documents.
  16. Maintaining log for the following Activities as: Letter Inn, Letter Out, IRF, Permit, MS, ITP, MAT, PQD, O&M, Preliminary Drawings, Shop drawing, IFC Drawings, Detail Design Drawings & As built Drawings.
  17. Maintain Correspondence log for submitting and receiving of project related all documents. Maintaining weekly/monthly QC documents & logs for all incoming & outgoing correspondence.
  18. Maintaining logs related to the different activities as IRF, RFIS, FCD, NCR, IFC Drawings, permits, MS, MAT-PQD, ITP, LAB TEST REPORTS, GENERAL LOG, LETTER INN, LETTER OUT, CSR, MSDS, QCR, WPS, CWP and etc…
  19. Monitoring site weekly progress meeting & preparation of weekly inspection schedule for respective departments.
  20. Maintaining & updating the log of IFC & Vendor drawings for all discipline & keeping the hard & soft copies as per project requirement.
  21. Send Draft Invoice of Construction Progress Payment Certificate to the Consultant for follow up the payment.
  22. Send CPPC (Construction Progress Payment Certificate) to the Client for releasing the payments
  23. Maintain confidentiality around sensitive documentation
  24. Prepare ad-hoc reports on projects when required
  25. Prepare reports for each project and ensure that the schedule and budget are maintained by tracking invoices and coordinating with other team members.
  26. Ensure proper feedback, follow up and update on the tasks assigned by Line Manager.

9. SR. PLANNING ENGINEER

  1. Planning Engineer role is to mainly support the Project Manager and Project team with information to execute the project in time and within the budget allocated. This information is used by Project Managers in taking decisions for the smooth execution of the project.
  2. Creates the information required by first detailing the activities involved in the project, fitting those in the timelines, calculating the materials, manpower, and machinery required to execute these activities in the time frame decided.* Understanding project specifications and developing time schedules and budgets that meet them.
  3. Negotiating with vendors and contractors to secure the best prices.
  4. Observing existing processes, analyzing staff performance, and addressing deficiencies accordingly.
  5. Monitoring and tracking project progress, and writing up reports.
  6. Attending and scheduling meetings as required.
  7. Delegating tasks and ensuring workers receive feedback.
  8. Understanding and meeting all contract requirements.
  9. Communicating with managers, supervisors, and the rest of the team.
  10. Analyzing technical drawings and providing material and cost estimates.
  11. Ensuring all projects are completed on time and within budgets.
  12. Create Cashflow analysis (ie., Expected billing (cash inflow) vs Expected cash outflow)
  13. Coordinate with various departments like Engineering (who provides working drawings), Procurement (who buys materials), Contracts (who awards contracts & raise any issues with the client), quality (who maintains ) & Commissioning Departments.
    Desired Candidate Profile
  14. Must be a Graduate Engineer – preferably Civil and conversant in English
  15. More than 5 years of relevant experience.
  16. Fully conversant with planning software Primavera P6 and MS Project must be a superuser
  17. Fully conversant with MS Office package specifically in MS Excels
  18. Able to prepare and update quality schedules Level 3-4 with resources in P6 and MS Project
  19. Able to prepare weekly look ahead and recovery schedule as required
  20. Able to prepare workforce histogram with crafts required for the full span of work
  21. Able to prepare progress measurement and reporting templates and implement the same for the reporting
  22. Ability to work efficiently on multiple work packs.

10. QA/QC INSPECTOR

  1. Responsible in preparation of project quality plan, method statements, inspection & Test plan as per client standard, requirements and processes.
  2. Ensure that the client’s requirements & specification in regards to sequence of work is fully incorporated and carried out at the project site.
  3. Assist QA/QC Manager in overall quality control of the site, provide advises & suggestion to improve quality control at construction site; and assist Project Manager to achieve the target in respect to quality issues.
  4. Preparations of all documents like MAR, ITP, MS and other documents related to inspections. Also attends inspections with the client for all activities of the site & ensure that it is as per latest approved drawings and method statement.
  5. Conduct and administer quality inspections for all civil works at defined levels as/ when required.
  6. Inspection of all materials delivered to the project site to ensure conformance to specified requirements with proper storage.
  7. Issuance of Non-Conformance reports (NCRs), corrective action requests (CARs) as found necessary.
  8. Ensure through constant follow-ups that the corrective/ preventive actions are completed to avoid repetitions of non-conformances.
  9. Perform and coordinate inspections and determine quality assurance testing models of raw materials and finished products.
  10. Prepare, document, and execute detailed test cases, defect reports and other relevant weekly/ monthly QA/QC reports.
  11. Review and approve quality requirements for manufacturing planning, supplier purchase orders, and engineering specifications to ensure contract compliance.
  12. Develop, document, and audit practices, program quality, and metrics reporting system
  13. Notify the site team on regular basis about site observations and quality deficiencies.
  14. Coordinate with the sub-contractor in the resolution of drawing interpretation and to ensure that accurate information are conveyed & understood by the sub-contractor.
  15. Conducting final inspection and testing for on site activities in accordance with inspection & test plan, project specifications and method statement are recorded prior to Consultant/ Client inspection.
  16. Closing of all defect and non-conformance report being raised by the consultant/ client and ensure strict compliance to prevent re-occurrence.

11. DRAFTSMAN ARCHITECTURAL
